Getting started
Everything you need to know to set up Landy and start tracking your rental in minutes.
Getting started as a landlord
landlord1. Create your account
Sign up at landylogbook.com/signup. Choose the Landlord option. You'll be signed in immediately — no email confirmation required during the test.
2. Add your first property
Click Add property and enter the address, a short nickname (e.g. "The Riccarton flat"), and the number of bedrooms and bathrooms. Hit Save.
3. Invite your tenant
Open the property and click Copy invite link or Copy code. Share the link (or the short code) with your tenant. When they sign in and enter the code, they'll be connected to your logbook automatically.
4. Track Healthy Homes compliance
Each property has a Healthy Homes section with the five standards: heating, insulation, ventilation, moisture & drainage, and draught stopping. Use the dropdown next to each standard to mark it as compliant, action required, or not applicable. Every change is recorded in the timeline.
5. Manage maintenance
Maintenance issues appear in the kanban board (Open → In Progress → Done). You can add issues yourself or they'll appear when your tenant reports one. Click any issue to open its conversation — message your tenant, set an expected completion date, add a resolution note, and change the status. Every update is recorded in the timeline and your tenant is notified automatically.
6. Schedule inspections
Use the Inspections section on a property to schedule routine, entry, or exit inspections. Your tenant can see upcoming inspections in their view.
7. Export records
Need to share or archive records? Use the Export CSV button for a spreadsheet of maintenance or timeline data, or Print report for a printable PDF-style summary of the entire property history.
Getting started as a tenant

Sign up at landylogbook.com/signup. Choose the Tenant option.
2. Join your rental
Your landlord will give you an invite link or a short code (e.g. ABC123). Paste the link directly into your browser to join instantly, or go to landylogbook.com/tenant and enter the code manually.
3. Report a problem
Tap Report a problem on your home page. Give it a title, describe the issue, and optionally add a photo. Your landlord is notified immediately. Tap any issue to open its conversation — you can message your landlord, ask questions, and follow the progress bar as it moves from Open to In progress to Done.
4. Check on upcoming inspections
Scheduled inspections will appear in the Upcoming inspections section of your home page so you always know when to expect a visit.
Frequently asked questions
Is Landy free?
Yes — Landy is completely free while we are testing. There is no credit card required and no trial expiry. When we introduce paid plans in the future, we'll give you at least 30 days' notice.
Who can see my data?
Only you and the other party connected to the same property can see its data. Landlords can see all properties they own. Tenants can only see the property they've been invited to. Landy staff do not access your data except to resolve a support request you initiate.
Can a tenant see the full history of a property?
Tenants can see reports, inspections, and the timeline for the property they're currently connected to. They cannot see information from previous tenancies.
What happens to data when a tenancy ends?
The property logbook stays with the landlord. You can remove a tenant's access by contacting hello@landylogbook.com — we're building self-service tenancy management for a future update.
How do I delete my account?
Email hello@landylogbook.com and we'll delete your account within 5 working days.
Does Landy work on mobile?
Yes. The web app is fully responsive and works on any mobile browser. Landlords also have a dedicated mobile-optimised view at landylogbook.com/m. A native iOS app via TestFlight is coming soon.
Is Landy suitable for Australian properties?
Yes. While Landy's Healthy Homes section is tailored to New Zealand's Healthy Homes Standards, all other features — maintenance tracking, inspections, and timeline — work for Australian rental properties. Tenancy legislation varies by state, so always check your obligations under your state's Residential Tenancies Act.
