Who myRent suits
myRent covers most of the jobs a property manager would do, from advertising and tenant checks to the tenancy agreement, bond lodgement, rent and the end of the tenancy. It suits landlords who want one paid system for the whole tenancy, and especially those who want rent collected and arrears chased for them, or bank feeds and an expense tracker ready for tax time.
The monthly fee grows with your portfolio until it caps at 10 properties, and listings, tenant checks and Hands-Free rent collection are charged on top when you use them.
Who Landy suits
Landy suits self-managing landlords with roughly one to eight rentals who already handle rent, bonds and advertising their own way and want the day to day records kept tidy. Each rental gets one logbook that you and your tenant share, so repair requests, photos, messages and inspection dates sit in one place both sides can see.
Healthy Homes is where Landy goes deepest. Each standard has its own section with files and structured fields, and you can produce a compliance statement PDF from what you have recorded. The honest trade-offs
- myRent does more. Rent collection, bank feeds, bond lodgement, listings, tenant checks and accounting reports are all things Landy does not offer.
- Landy costs nothing. There is no paid plan today, for you or your tenant.
- Landy is simpler. Fewer features means less to set up, and the tenant sees the same logbook you do.
- Neither replaces the other completely. Some landlords may prefer to keep rent and bonds in one system and Healthy Homes records in another.
How to switch
Moving from myRent to Landy: export your income and expense transactions as a CSV, download your inspection reports and save copies of the documents you keep in myRent, such as the tenancy agreement and compliance statement. Then add the rental in Landy, invite your tenant and file the Healthy Homes documents under each standard. If myRent collects your rent, set up how your tenant will pay you before you cancel so no payment is missed. myRent's pricing page says there is no contract.
Moving from Landy to myRent: export your records as CSV or print them, then upload what you need into myRent's document storage. Your history stays in the files you exported.
Common questions
Is Landy really free?
Yes. Landy has no paid plan today, and tenants use their view of the shared logbook at no cost. It does not handle money, so there are no payment fees either.
Does myRent charge tenants anything?
myRent says tenants pay no fees for its service. The exception is paying rent or a water bill by credit or debit card, which carries a card fee of 2.95% plus GST paid by the tenant.
Can I use Landy and myRent at the same time?
Yes. Nothing stops you, for example using myRent for rent collection and bonds while keeping Healthy Homes records and repairs in a Landy logbook shared with your tenant. The cost is entering some things twice.
Can I use myRent's inspection app without paying?
myRent says its myInspections app is free and you do not need to be a myRent customer to use it. Management customers get a Pro account included in their subscription.
